Your Thoughts Please...Topic: Commerce City Economic Development

Some say this section would be a bad idea... Some say this section would be a great idea... One thing, they all agreed it would be very interesting. As for me, I am just too curious not to do it.

So, here it is..We want to hear you thoughts, ideas, and opinions on the topic of "Commerce City Economic Development".

Tell us what you think of the Commerce City incentive program. Let us know how no grocery store in the northern range has impacted you and your family. What do you think Commerce City is doing right or wrong as far as Economic Development? What type of business specifically would you like to see and what part of the city would you like to see it in? Whatever your thoughts are we want to hear them.

I am so happy I am the first blogger here. And I have thoughts on Commerce City Economic Development or lack thereof. I live in the northern range, have for five years. We need a grocery store and I believe we need better city staff working on this project. Brighton gets stores, so it is not rooftops, so it has to be relationships. Or the lack of real incentives or the problem with getting water. We need good leadership and if we did, I believe we would have a store in the north.

After reading some of the comments in the past months. You would assume that the Newlands would be on fire. We are only talking about a grocery store. It will come. It only takes time and yes people it takes patience. It will come, I am from the Newlands, I understand it takes time for these things to happen. It Will come.

Commerce City wants to hold its future in the world of attracting business. I would start by putting efforts in owning and controlling the water. Water is the key to development.

Own your water, eliminate your headaches. Simple as that.

I would be very interested in what people of Commerce City would like to see as far as economic development. I am not saying it would happen I would just like to hear what type of businesses would be a good fit for them.

Personally, I was surprised that you actually put this subject up. I hope it is not all just negative bashing.

The Commerce City Incentive Program NEEDS to be extended. If it is even half way true that we were able to get CUMMINS here because it, then lets be smart and use it to the fullest.

To be completely honest.

Not having a grocery store close is inconvenient, but is it not as bad as what some of you make it.

We have to plan ahead for our food and that means making endless shopping lists.

In away it has made us more efficient.

Bottom line I would love to see a store in the north, but we are making it just fine.

Some just have to learn patience.

I would think that a Grocery Store in the Reunion area would be the number one priority over anything.

I am not a fan of the letter the Commerce City Manager sent to Wal-Mart. It was not a good start of a business relationship.

Like my Grandma use to say You catch more bees with honey.

I dont know exactly who it was who thought of the incentive program, but it was one of the smartest moves the city ever did.

Serious Kudos to that individual or individuals who came up with this idea, and if it was the city staff, then you need to be recognized.

Commerce City should hold a monthly or quaterly class for those of use interested in starting a business in the city limits. It could be a 101 type class that exins all the fees, who to go to for water, all about the fire code. I know other cities do this. Might be a good idea.

Also wanted to say great discussion, I also thought the comments would be very different. Pleasantly surprised.

Commerce City incentive is good. Do you all know how long people having been trying to get Commerce City to act like a business friendly town. It has been forever. I am all for an extention if not a permanent business incentive in Commerce City.

A good 24 hour place to eat will go a long way in Commere City. Right now the city has nothing. I would say one in the north and one in the south.

Some good information for you all to know. The city did a study on it's business fee structure and it came out that Commerce City is very competitve compared to other cities.

An area that needs major change is the dog track. We need to make the decision to tear it down and clear up some of that prime location for some real business. Clean up the street design and make the area move people friendly.

I have heard for years that Commerce City was nothing but "dog tracks" and "smoke stacks". So let's get rid of the dog tracks part. It would be good the the city, both image wise and economically.

Dog track today is really not doing the city any good.

Lastly, turning the mile high event center into a boys and girls club is a great idea and I hope we can somehow all get on the same page on this one. The building is for sale for the right price and location could not be any better.

Dustin, the city staff is also doing a project like you are called food network. Although I think you may get more people to respond.

I believe city will maybe get 3 letters total if they are lucky!

It is hilarious how some of you criticized the city of Brighton for giving tax incentives to the business in the Prairie Center, now we are all of a sudden GUNG HO for tax incentives here is Commerce City.

I am totally against giving money away to extremely successful companies like McDonalds. As we apparently did here. Read it yourself from Commerce City's Press Release: "As an existing retail business, McDonald's franchisee Boselli Investments applied and was recently approved for the incentive program to help expand its marketing efforts for its Commerce City location at 104th Avenue and Highway 85.

"We want to be a member of the Commerce City community," said Rhonda Sebock, Vice President of Operations for Boselli Investments, adding that the company takes pride in being active in the community.

Boselli Investments continues to create jobs and employ local residents, and plans to use the rebate from their incentive package toward a direct mail campaign to market new products that will be offered at the Commerce City McDonald's location early next year."

I live in the north. Yes it has been difficult to a degree without a grocery store close. But we adapted, on my block I am blessed to have great neighbors who are willing to help each other out if someone needs a cup of sugar or milk. So yes a grocery store will be great, but we can wait until the time is right for walmart or kings or whoever.

So Archer, you feel that you can pick and choose, set up incentives and then tell specific businesses that they can't apply because they are sucessful?
It is like they will use up the incetives and keep others from getting theirs.
That would be a kin to having grocery sales but only those who have a specific income and below can get the sale.

For the 1st blogger on this subject.
Brightons Praire Center was planned out approx. 12yrs ago.
Kronke was part of the project and the northern part of CC was included in the demographics. Developers do not look at the city boundaries but rather a circular distance from a point.
Then the economy stalled,if not the entire Prarie Center would be rented.
Rooftops and a good economy bring business.
I have been here since the start of the north.
Council after council, mayor after mayor, e.d. director after e.d. director, manager after manager
has worked to get us stores, as well as a number of developers. I have heard of many grat offers that have been made,and good faith promises (they wouldn't sign commitments) to the city and citizens of CC, that have had to wait because businesses want the economy to improve first.
It is close and it will come.

p.s. the groceries don't care that you have to drive to them....they still get your money, your lack of convience is not a concern.

it is absolutely not true that incentive programs have to include every business. in fact, they should be used solely to attract businesses that pay a wage at or above the average wage in a community, businesses that provide health insurance to their employees, companies that create sustainable industry that meets the identified goals of the community. an incentive is a perk, something used to encourage desirable business, not any business.

People in north did not just adapt, the got so frustrated they gave up. The "I Love You" attitude the Commerce City Council has with City Managers (all 3 of them) is too much to handle. We will regroup in 2011.

Commerce City has a great talent in getting businesses like Cummins. I say we stay on that path. More manufacturing and industrial type business. Bottom line, they pay the bills.

Things to consider: A single lane along Tower Rd. won't attract any new business 96th to 120th for a while. No convenient route to the airport. It makes more sense to lease on the Denver side of Tower Rd. There’s talk of a shopping center near the hotels off Tower so how does CC compete with them? We need to attract more home buyers into the north and to do that we need parks and recreation in the neighborhoods not in some industrial park unreachable by the children.

Since THIS incentive program was not written with all the specific things you noted, then it is available to all that meet the requirments.
You might want to suggest more limitations to ED.
The big dollar incentives DO have specifics as to some of those things mentioned, if my memory is correct.

um to the person who made the comment to the first blogger, since the northern range was populated we have only had two mayors, ford and natale and two city managers, perry and jerry, unless you count the interim manager but you shouldn't so what are you talking about? look at reality, brighton is growing, commerce city is not, it is all about relationships and tell walmart they have ten days is a threat, not relationship building

We might be able to somehow tie in all of the businesses in Adams county and possibly the state, that have left, to the ED of CC. No doubt they are responsible!!

I'm starting to believe CC overreached its capabilities when they annexed the northern enclave. The area has grown too quickly with an economic downturn and now CC is stuck in react mode because they didn't have the level of experience to run the large city we've become.

Out of that inexperience the city hired Jerry F and Brittany M to help get us out of the small town mind set and other than the 72 K ordeal I think we're moving into a positive direction but we need to be more aggressive in developing the north. We need to spend money to make money.

Just read that Brighton stopped their incentive package, as it did not stimulate the home building they anticipated.
It didn't direct it to anything other than housing fees, that would be postponed.

Commerce City has a great opportunity with the new visitor center at the wild life refuge. They are expecting something like 200,000 people each year. Commerce City needs to concentrate on not only getting a store in the north but, getting those leakage dollars that will happen when people leave the wildlife refuge and spend their lunch money in Denver.

Just some rambling thoughts.

This comment is so true. Commerce City's turnover at the top and the lack of a long term strategy with the political will to see it through is hurting our changes of stores and development. Add to that the 'empty suit' that Flannery is and the fact that Natale would rather be right then move the city forward,no wonder we are where we are.

School District were a main point in the economic dev. consultants. So they are very much a part of Commerce City's economic development.

King Soopers is building and remodeling all over the metro area, they will likely build soon in Commerce City or Safeway will. Construction is cheap and corporations are sitting on tons of cash. Just remember that the City Manager and City Council told us north residents for years there was nothing they could do and they could not force grocery retailers to come even though they tried everything possible - so when it happens don't be surprised if they try to take all of the credit even though it may be a couple of years away - they always want credit.

Does council and staff deserve credit??
I say yes. Unless you have a crystal ball, these agreements take a lot of work to get together.
No doubt that Kings has the final say to come and build, but the incentives and the okay of such still takes a lot of effort.
Why not give those who have worked a long time their due.
Most likely you never want credit to go to those you don't like.

In cases where adjusters get that package thing by an attorney with legal documents, photos and various other documents and etc. For how long does it commonly state in the letter to respond? Do adjusters actually respond by or on the date? Whenever they respond by telephone, e-mail, letter or fax?
